Our mission is to help customers increase the return on their building investment.  Our LEED accredited professionals use the latest tools and techniques to help our customers better understand and evaluate the full life-cycle cost of their purchasing decisions.

EnergyPro™

EnergyPro™ is the industry standard program for calculating CEC Title 24 energy compliance and is also used by utility programs for calculating energy savings.  EnergyPro™ uses calculations based on Department of Energy (DOE-2) and Time Of Use algorithms for compliance with California Title 24 nonresidential standards. Using DOE-2 calculations, EnergyPro™ will calculate the energy tradeoffs between various building components to determine Title 24 compliance and overall energy use.  The DOE-2 calculation engines allow for building energy simulation in order to determine building energy demands based on actual conditions, while forecasting equipment life-cycle costs.

Trane TRACE 700™

Trane TRACE 700™ software is the industry standard program for completing load, system, energy and economic analysis.  TRACE 700™ compares the energy and economic impact of such building alternatives as HVAC systems, architectural features, building utilization or scheduling and economic options.  It enables building designers to optimize the building, system and equipment designs on the basis of energy utilization and life-cycle cost.  Trace 700™ facilitates analysis of the energy and economic effects of virtually any chiller plant configuration by allowing users to manipulate a wide range of variables and create a profile of their specific building.

pTabs™  - Power Tracking and Billing System

Cooper Oates Air Conditioning has pioneered and maintained an automated Power Tracking & Billing System called pTabs™.  Through pTabs™ the property manager receives monthly data on each tenant’s power use for computers, lighting, HVAC systems, and other dedicated equipment.  This power tracking and billing system is particularly valuable for large buildings with Class A tenants since power is tracked for both lease hours and after-hours use.

The system automatically creates customer invoices for each tenant based on the specific terms of their lease.  The building owner can recoup electricity costs by tenant for all or a portion of the space.

This database of real-time building performance is an invaluable resource when performing life-cycle cost analysis.  While most companies only have access to software to predict possible energy use, our pTabs™ database provides historical data to hone any energy calculation.  We often consult our Power Monitoring data to confirm the actual energy use and verify calculated life-cycle costs.
